    Scope

Maintain your water heater: flush sediment, inspect the anode rod, test the T&P valve, and check venting and connections to extend its service life.

    Safety

    Read before starting

Turn off power/gas as required; beware hot water; verify no gas leaks after work.

    Pre-Check

    Steps

    01

    Visual Inspection

    • Check for leaks, rust, or scorch marks
    • Verify vent (gas) intact with proper slope
    • Confirm T&P valve discharge piping clear to safe location
    02

    Sediment Flush (Pro Task)

    • Power/gas OFF if needed
    • Attach hose; drain a few gallons
    • Pulse cold inlet to agitate; drain until clearer
    Tips
    • Rumbling or popping noises often indicate sediment buildup—flushing is a key Pro Task to extend tank life.

    03

    Anode Check (annual)

    • Turn OFF cold inlet, open a hot faucet to relieve pressure, and drain enough water so level is below the anode port
    • Locate anode at top of tank (hex head under a cap on many models); clear overhead space before removal
    • Use correct socket and breaker bar to loosen anode (factory torque can be high)
    • Inspect rod condition; replace if less than half remains, heavily pitted, or wire core is exposed
    • Install replacement anode with approved thread sealant per manufacturer guidance; tighten securely without damaging tank threads
    • Reopen cold inlet, purge air from hot faucet, and verify no leaks at the anode port
    ⚠ Warnings
    • Do not apply excessive force that could damage tank fittings or threads.

    04

    T&P Valve Test

    • Lift test lever briefly to ensure flow
    • Release to reseat; check for drips
    • If valve will not reseat: turn OFF power/gas and cold inlet, then drain tank to below T&P opening
    • Remove discharge tube and old T&P valve, install matching replacement with thread sealant on male threads only
    • Reconnect discharge tube to a safe code-compliant termination point, refill tank, purge air, and restore power/gas

    Restore & Settings

    • Restore power/gas; relight if needed
    • Set thermostat to 120°F for safety and efficiency
    • Consider an insulating blanket on older tanks to optimize energy use
    • Label shutoffs; note maintenance date
    Code notes
    • Standard water heater service life is 8–12 years; use Building Intelligence Center (Parts Lookup Serial Decoder) to identify equipment age from serial number.
